The building provides a gross built area of 35.602 sqm of office space on 24 floors of approximately 1.357 sqm each. A three-level underground parking and a ground parking with a total of 357 places will service the building. In the Design Development, both the office tower and the adjacent car parking are fulfilling the LEED criteria for the «Platinum» certification.

ANA TOWER TAKES CARE OF THE WORK ENVIRONMENT, PROVIDING 8 HIGH-SPEED ELEVATORS OF 17 PEOPLE EACH, A FACT THAT REDUCES THE WAITING TIME TO ITS MINIMUM. THANKS TO THE GLAZING OF THE BUILDING AND THE FLOORS ‘LAYOUT THE OFFICE AREAS WILL BE PROVIDED WITH AN ABUNDANCE OF NATURAL LIGHT. ADJACENT TO THE AMENITIES IN THE AREA, THE BUILDING WILL PROVIDE TO ITS USERS A VARIETY OF SERVICES AND OPTIONS FROM BREAKFAST TO END OF DAY SOCIAL EXPERIENCES​

INFRASTRUCTURE

Mat foundation supported by reinforced concrete piles, slurry walls precinct. • Waterproof basement walls made from reinforced concrete with additives and with a special bentonite membrane system. • Structural system composed by reinforced structural walls, columns and slabs, posttensioned slabs starting with Basement 1 up to 24thfloor. • According to the use assigned, maximum live loads according to use and occupancy – 5 KN/ sqm. • Underground parking clearance - 2.15 m. • Fire protection by open sprinklers with interior hydrants.

SUPERSTRUCTURE

The maximum live load according to use and occupancy is (without safety factors) 3 KN/sqm. • Fire resistance is 150 minutes for columns and shear walls and 60 minutes for slabs and beams. • The clearance on all floors is 2.90 m (2.80 m at the façades and 2.40 m over the corridor). According to the use assigned, maximum live loads according to use and occupancy - 5 KN/ sqm.

HEALTH & SAFETY   

The building is designed compliant with LEED certification and aims for “Platinum”. In addition to the above, the project planners and the engineers involved made sure the building is reaching occupiers’ expectations in term of  accessibility (both vehicles and by foot), day-to-day use and emergency scenarios such as fire escape situations, special interventions, etc. All premises are highly equipped with fire & smoke sensors, fire resistant materials from doors to walls, shafts and structural elements and due to its height sprinklers are in place on all premises. The structural resistance of the building offers an excellent response to earthquakes and the lack of adjacent building nearby increases the safety in such scenarios . The BMS of the building will monitor and offer support to the building managers and occupiers for a cost efficient and risk free experience.

 

FAÇADE   

High performance Schuco unitized façade. •  The tower has metal panels and laminated safety glass lowE with “U” value of 1.0W/(m2K) exterior walls with low heat transfer coefficient • Noise attenuation of the exterior walls: minimum 41 dB.

ELEVATORS 

The tower has eight passenger elevators, one service elevator and two separate elevators connecting the underground parking with the access lobby. •   Passenger elevators accommodate 17 passengers each, with a speed of 4.0 m/sec.

PARKING AREAS 

Underground parking is displayed on three levels with 8.295 sqm gross area and with a total of 267 underground parking places plus 91 at the ground level. •  The floors are coated with epoxy paint and have drains for water evacuation. •  Walls and columns are coated with acrylic paint. • Sustainable environmental management processes • Raised floors •  Sprinkler system • Full compliance with American & European fire and safety regulations • Full compliance with the code & standard for European Class A office building
